Our approach
How a survey runs
Every survey — management or refurbishment & demolition — is a sequence: instruction, site visit, sampling where needed, the laboratory certificate, an issued PDF, then email with a time-limited download. The steps follow HSG264 scope — they are not a substitute for the guidance itself.
Six steps
From instruction to download.
- Step 01
Instruction
You send the site address, building type, access, and what you need from the survey. If work is planned, we need to know what and where: that decides between a management survey and a refurbishment & demolition survey. The survey type and scope are agreed in writing before anyone attends site.
- Step 02
Site visit
The survey is carried out to HSG264. A management survey inspects accessible areas for suspect ACMs that normal occupancy or foreseeable maintenance could disturb. A refurbishment & demolition survey opens up the fabric in the areas the work will affect, which is why those areas need to be vacated. Either way, what could not be seen is written as a limitation, not guessed.
- Step 03
Sampling
Where sampling is required, a bulk sample is taken and sent for laboratory analysis. Materials may instead be presumed or strongly presumed without a sample; the report states how asbestos presence was established.
- Step 04
Laboratory certificate
The laboratory’s analytical certificate is kept with the issued report, not as a separate filing pile. Ask in writing for the laboratory accreditation details your tender requires.
- Step 05
Issued PDF
When the survey is complete, it is issued as a PDF suitable for the asbestos register. Later corrections create a new version; issued PDFs are never edited in place.
- Step 06
Delivery by email
The issued PDF is emailed with a time-limited download link. If a later version is issued, that file is sent as its own download — the previous PDF is left unchanged.
On site
Inspected to HSG264.
Material assessment scores estimate the potential for fibre release if a material is disturbed. They are not a priority assessment — occupancy and disturbance remain the dutyholder’s to combine with this record.
